Buying property in a foreign country is always a courageous step especially if you do not speak Spanish or are not familiar with the process of purchasing property in Spain.  How do you go about choosing, therefore, an estate agent in Javea to assist you with your search for a new Spanish home in the sunshine?

Tips For Finding A Reputable Estate Agent In Javea

Finding a real estate professional in Javea may not be as daunting as it might seem if you follow our simple tips:

Located Officially Registered Companies

Go to Google and search for ‘estate agents in Javea‘ and you’ll be inundated with results.  Many a rogue operator has hidden behind a fancy website in the past, so don’t be afraid to ask questions of each agent you deal with.  Find out how long they have been working in the Spanish property market, how much experience they have and how many properties they have sold.

Look for websites with contact phone numbers and addresses not just contact forms.  In particular, good websites have terms and conditions of business where you should be able to find important business information about the company including their registered address for tax purposes, their official company name and tax number.

The majority of Spanish companies are incorporated as ‘sociedad limitada‘, the equivalent of ‘limited company’ and denoted by the letters ‘S.L.’.  Tax codes (known as ‘CIF’ numbers) for these companies usually start with the letter ‘B’ and have 8 digits afterwards. For example, ABC Properties SL, B12345678.  You can assume that anyone who has gone to the trouble of incorporating a limited company is as professionally set up as they can be and, most importantly, is committed to making quarterly tax returns in accordance with Spanish law.

Direct Listings

The most active and professional Javea estate agents work hard to list properties for sale.  They frequently advertise for new properties in Javea to list in order to ensure a continual supply of marketable property.  You may not realise that in Spain, it is normal for property agents to collaborate and share their properties.  It is also rare for vendors to enter into exclusive relationships with individual agents.  For these reasons, it is normal to the same properties advertised on different websites.

However, some less well-established (or even less reputable) agents simply create a website and import data feeds or worse, scrape content from other websites in the hope of receiving a client enquiry that they can pass onto the agent who listed the property directly.  In exchange, they will expect a fair chunk of the commission in the event of a sale but generally will not be too interested in providing you with great service.

By asking questions about direct listings, you can avoid this problem and possibly even save yourself some money during negotiations as there will be fewer agents involved who have to be paid on completion of the deal.

Know How To Transfer Funds Safely

Many estate agents in Javea will talk about providing excellent service, but the ones that are not professionally established may struggle to deliver what you expect.  We heard many unpleasant stories over the years where agents have simply failed in their general responsibilities particularly in regard to new build projects or have inappropriately managed client funds.

Treat any estate agent who insists on receiving large sums of money on your or the vendor’s behalf with suspicion.  You should always transfer funds via an official Spanish lawyer or direct to a bank in Spain where you can draw a bank draft on the day of completion.

Ensure Your Purchase Is Protected For 20 Years

You may not realise that no formal qualification or experience is required to start a business as an estate agent in Spain.  You do not need an official trading licence or certificate from the town hall and you certainly do not need to speak Spanish.  Many agents, therefore, do not fully understand some of the problems that can occur once you have purchased your property and the majority will not even know that buyers in Spain can now protect their property purchase for 20 years once they have purchased.

All clients buying with Luxury Spanish Villas automatically have the peace of mind that their purchase is protected by the Safe Purchase Guarantee which provides the highest level of buyer protection currently available in Spain.  Look out therefore, for the Safe Purchase sign and buy with confidence.
